Current Projects


A 125,000 sf office building on the edge of the San Antonio, Texas’ Central Business District. Once a garment manufacturing facility; the property was turned into a creative office space in the 1990’s. The renovation was partially complete and occupancy was low at 50% at the time of the purchase. As the development partner, CoVelop, Inc. has conceptualized and executed an extensive remodel. The focus has been on increasing curb appeal, energy efficiency, and positioning vacant spaces to be leased.

Before Renovations


Creamery Marketplace 

 This property is a 21,000 sf retail center on the South end of San Luis Obispo’s Central Business District. It was historically a functioning creamery, which was repurposed into retail space in the 1970’s. Covelop, Inc. has managed the owner’s interest in this project and has conceptualized a major renovation, planned to begin Spring of 2016. The focus of this project is to increase the amount and quality of lease space and transform this retail center into San Luis Obispo’s next hot pedestrian-centric shopping experience.


Southtown 18

This is an 18-unit mixed-use development that is adjacent to and connected by a pedestrian pathway to the historical Creamery Marketplace. To promote multi-modal transportation and hopefully help reduce people’s dependency on cars, it is located downtown close to jobs, shopping, and entertainment. The units range from studios to two-bedrooms and are designed to have operable windows on two walls to reduce the need for air conditioning while increasing natural light. The project is in compliance with the city’s affordable housing ordinance.

This hospitality project is the re-imagination of the former Milestone Inn, the first motel in America. Using features of the historic Inn such as bungalows, and significant Spanish Revival architecture, our concept is to focus on the golden age of the automobile and the great American road trip. 7c5d36e582dde0d6fe1a3a119deb7918The conceptual plans feature 52 guest rooms (including several bungalow buildings), 14 RV spaces, as well as 7-10 antique and restored Airstream trailers, which will all be available for nightly rental. The former steakhouse will be rebuilt and operated by another prominent local developer. The synergy of this project’s features will surely make it an instant classic in San Luis Obispo.


Lot 11

Avila Beach Homes 

This beautiful lot on Beach Colony Drive was processed by CoVelop, Inc. for a lot split and vacation rental entitlement. The two zero lot line homes were designed to look like one larger home to help blend in with future homes on the Colony. Completion and sales are expected late 2016.




  Avila Village Inn

CoVelop, Inc. is managing LRPP, LLC’s investment in the Avila Village Inn, a 30-room boutique hotel in Avila Village. Future plans include an expansion as well as targeted updates to the existing facility.

Avila Beach Lot 1

As a co-owner of Lot 1 in the Avila Colony subdivision, CoVelop, Inc. is processing plans to build a 5,000 square foot home on one of the best/last residential lots in Avila Beach.




1650 Ramada

A 220,000 sf former single-tenant industrial building, which after completion of some renovations has since been turned into a Class A multi-tenant light industrial facility. The building was purchased vacant after the previous owner went out of business and by the close of escrow was 30% leased.
